Home was being run as an operating Bed + Breakfast so tremendous care not to bother the guest experience was needed.

Sellers live overseas and entire process form beginning to end had to be done remotely.

The Plan

Heavily marketed the property through our Compass luxury channels countrywide remaining steadfast in the price previously listed at ($3.35M).

We re-launched the home with a comprehensive multi-channel marketing approach with a custom series of private broker and prospect events designed to take place when guests were not on premesis.

Garnered massive press in Atlanta Biz Chronicle, 11Alive News, Urbanize, Modern Luxury Interiors Magazine, and on the cover of Haven Magazine among others.

Promoted heavily in Atlanta's main feeder markets (California, New York, Florida etc) through Matt + David's relationships through the Compass Sports + Entertainment Division.

Based on our out-of-state buyer profile, we launched a luxury property website with a 3D tour and a luxury property video.

The Results

Generated 4 offers in just 54 days and sold the home directly to out-of-state buyers we secured (no coop agent) for $3.5M (including business assets).
